A NABERS Embodied Emissions Report (NSW SEPP) is required when lodging to the NSW Planning Portal for all non-residential projects over $5 million. Non-residential projects include:
- Childcare Centre
- Warehouse / Factory Units
- Commercial Buildings
- Retail Suites within an Apartment Building

How is it assessed?
A certified quantity surveyor from MSQS will review the project documentation and calculate quantities of materials into an Embodied Emission Material form. The proposed building is broken down into the following five categories:
1. Structure.
2. Envelop.
3. Permanent internal walls and doors.
4. Services.
5. External works.
The quantity of materials recorded should cover at least 80% of the total project.
